That matters more than most people expect. A footing poured into fill that was compacted a year ago behaves differently from one poured into ground that has been stable for decades, and it is the first thing we look at.

What building out here is actually like
Most of these lots arrived as a blank slab with a fence line and not much else. That is an advantage, because the layout is genuinely open and nothing existing has to be worked around.
It also means there is no mature landscaping to give you shade or privacy yet. Where the wind comes from and where the sun lands in August are worth settling before anything is drawn, not after.

Newer ground, and what it asks of a build
